How the sale works

  1. Free valuation

    I visit, compare recent sales nearby and give you a realistic price range with the reasoning behind it. An honest price sells faster than a hopeful one.

  2. Documents and preparation

    We gather the documents below and agree a short list of fixes that are worth doing before filming.

  3. Filming day

    Two to four hours on site, timed for the best light. You receive the film and photos to approve before anything goes live.

  4. Launch and viewings

    The listing goes out in four languages. I pre-qualify buyers by video call before they visit, so viewings are fewer and more serious.

  5. Offer, reservation and arras

    I negotiate for you and coordinate with the buyer's lawyer until the private contract is signed.

  6. Notary and handover

    I prepare the notary appointment, the final readings and the keys, and stay available after the sale for utility changes.

Documents you'll need

  • Title deed (escritura) and a recent land registry extract (nota simple)
  • Energy performance certificate (required before the home is advertised)
  • Last IBI receipt and the cadastral reference
  • Certificate from the community of owners that there are no outstanding fees
  • Recent utility bills, and the occupancy certificate where the town hall requires it
  • Your NIE/ID, and the mortgage details if there is a loan to cancel

Selling as a non-resident? The buyer withholds 3% of the price and pays it to the tax office on account of your capital gains tax. You also pay the municipal plusvalía tax. I'll put you in touch with a tax adviser so there are no surprises.
